This darling 1940's bungalow was on one of the best streets in Highland Park's sought after Garvanza District.  Contending with less than 900 square feet, we liked the floor plan and flow, and the property's potential for extra usable space.  We converted an ample 2 car detached garage into a studio with new windows and French doors leading out to a delightful patio area.  We also finished off another nifty area in the basement, allowing for an additional office or media room.  Inside, we opened a wall to better incorporate the kitchen which we gutted and completely re-did.  We added central air and heat, copper plumbing and a tankless water heater and we updated the electrical service.  An amazing deck and pergola off the kitchen were the icing on the cake.

Highland Park

 

This Spanish 3 bed/2 bath with some classic elements needed lots of love, and by 'love' we mean a new foundation!  We gutted and completely re-did the kitchen, opened it into the living room, installed a new roof, copper plumbing and a tankless water heater, central air and heat and updated the electrical.   We built a beautiful deck out back, connecting the kitchen and master bedroom.  A huge separate bonus studio loaded with possibilities topped off this mini compound.

We dug this Frogtown bungalow despite it's crusty condition, because it maintained a lot of old charm like it's original windows, moldings, baseboards, and oak floors beneath the animal pee soaked carpet!  We replaced the ancient roof, updated the electrical system and installed copper plumbing.  Challenged wtih smaller square footage, we opened up the kitchen and also finished off the large garage space including French doors flowing out into the private backyard, creating a very usable, flexible live/work space.  We re-landscaped with eco-friendly drought tolerant plants and decoposed granite.  Just down the street from the revitalized LA River, we knew this one would be a winner!

This bank owned potential beaut was in need of a lot of love…  We gutted and opened up the kitchen, adding custom cabinetry, quartz counters, artisanal cement tile and high end stainless steel appliances.  We installed exotic hardwood decking and a patio off the sprawling loft-like master suite.  3 new bathrooms, gorgeous hardwood floors throughout, a new roof, mini split heating and air system and tankless hot water heater completed the re-do. Giving the 3rd bedroom optional street entry, ideal for a home office, was the icing on the cake.  This urban hillside hideaway sold fast!

Glassell Park

There was so much possibility with this cozy Northeast LA treehouse bungalow, we couldn’t resist.  Virtually a blank slate, we took an existing laundry room off the kitchen and turned it into a sweet master bathroom.  After updating all the systems included a new roof, HVAC and 200 amp electrical panel, the kitchen got a complete overhaul and we added 250 sq feet of usable decking off the living room.  Then we shored up the foundation including a full retrofit and bolting, and converted a portion of the basement into a separate bonus room/studio/office.  Who doesn’t like working from home?!  :)  The custom herb and veggie gardens were the kicker.  This canyon charmer went quick and for over asking.

Solano Canyon

We were excited to rehab a property in this eclectic artists enclave just east of Echo Park and north of Dodger Stadium. This vintage 80’s 2 story 3 bed/2 bath was chock full of challenges, much like the era it was built in… ;) The kitchen was tiny, as were the bathrooms.  The popcorn ceilings, textured walls and brown carpet weren’t doing anyone any favors either.  Aside from a new roof, electrical panel and HVAC, the entire house was smooth coated inside and out.  Ceilings were opened up downstairs and the newly exposed concrete floors refinished and polished.  Upstairs, solid pine wide plank floors were installed to warm things up.  We added one light doors throughout and 2 sets of french doors leading out to a new and expansive deck, taking in some amazing canyon views.  New black double hung aluminum windows completed the look as well as drought tolerant landscaping and a backyard firepit to boot!  One of our favorite projects to date, we got 23 offers and it sold for 149K over asking.  Not too shabby!
